Important Information
Check-in and Check-out Procedures
- Your lease of the Property will start at 4:00 p.m. on the Check-In Date and will end at 9:00 a.m. on the Check-Out Date.
- Early check-in or late check-out is not permitted without prior arrangements.
- Check-in may be required after 5:00 p.m. during peak holiday periods.
- Self check-in is available.
- No refunds for issues reported after check-out. Property issues must be reported to the host within 24 hours of check-in, including pictures validating said claim.
Property Access and Occupancy
- Only the individual(s) specifically identified in this Agreement may access or occupy the Property.
- No assignment, subleases, or granting of property use without written consent. Attempts to do so may result in eviction.
- Onsite washer and dryer are available.
- Air conditioning is provided.
Policies and Rules
- These Terms and Conditions form a binding contract between You and Ass in The Sand Beach Rental, LLC (AiTSBR) upon reservation.
- You assume responsibility for any damages to or theft from the Property, including towels and linens.
- No alterations to the Property or its improvements, furniture, equipment, or furnishings are permitted.
- Smoking is strictly prohibited in or on the Property, or in any common areas. Violations result in an automatic $500 fine plus cleaning and damages.
- Grilling is only permitted on grills. Propane refills are to be handled by AiTSBR Staff during normal business hours. Charcoal use is not permitted in gas grills or on Properties rented by AiTSBR.
- After-hours lockout calls to a locksmith and related expenses are your responsibility.
- Quiet time is from 11:00 p.m. to 7:00 a.m. Noise complaints result in a $100 charge for the first complaint and $200 for additional complaints.
- Keep the Property safe and clean. Do not create unsafe or unsanitary conditions. Dispose of all waste in provided receptacles and secure lids. Do not leave trash on porches, decks, or exterior locations. Do not damage or render inoperable any smoke detector.
- Parties, weddings, receptions, and similar events are prohibited. Do not interfere with other guests’ or owners’ enjoyment of nearby properties.
- Compliance with all Ocean Lakes Family Campground Rules and Regulations is required. All such rules are part of this Agreement.
- Compliance with all applicable federal, state, and local laws is required.
- Must be 25 years of age for vacation rental. If the responsible party is not staying at the property, you will forfeit your rent and must vacate immediately.
- Must be 25 years of age to operate the complimentary golf cart. AiTSBR is not liable for mechanical failure of the golf cart; no refunds will be provided for malfunctions. You are responsible for any loss or damage while operating the golf cart.
- If you receive a fine or ticket while operating the golf cart, you are responsible to pay the fine and will forfeit 100% of your damage deposit.
- You are responsible for all items you bring into the property. AiTSBR is not responsible for lost or forgotten items.
Fees and Payments
- The full amount of rent, taxes, and other fees stated on the quote as Total Amount Due is due upon reservation.
- You authorize AiTSBR or its subsidiaries to charge your credit card at the time of reservation.
- Nonrefundable Reservation Fees (including cleaning, extra dirty, early/late check-in/out, cancellations, travel agent, pet, accidental damage) may be included in Total Charges. These fees are not refundable except as required by law.
- Security deposit and additional charges are determined by the booking channel. In some cases, this appears as a hold on your card and is released after checkout inspection.
- If the security deposit is insufficient to cover damages or costs for which you are responsible, you must pay the difference promptly upon request.
- Ocean Lakes charges $15 per vehicle per day for parking. This is paid directly to Ocean Lakes and is not included in the cost quote.
- Pet Fee: $85 (applicable for pet-friendly properties only; this property does not allow pets).
- Smoking policy violations result in a $500 fine plus additional cleaning and damages.
- If you fail to vacate on time, daily rent may be charged at the lesser of 200% of daily rent or the maximum rate allowed by law.
- Movie or event programming charges, plus a 40% administrative surcharge, will be withheld from your security deposit.
Parking Information
- Onsite parking is available for up to 3 cars.
- Ocean Lakes charges $15 per vehicle per day for parking, payable directly to Ocean Lakes.
- You are responsible for your vehicle, including damage or wear and tear. No towing or roadside assistance is provided by AiTSBR.
Utilities and Amenities
- A starter supply of toiletries and amenities (toilet paper, dishwasher detergent, dishwashing liquid, etc.) may be provided but will not be replenished. Additional supplies are your responsibility.
- If the property is equipped with a telephone or digital television, you may not order movie or event programming.
- No refunds for malfunctioning appliances or electronic equipment. Replacement or repair is not guaranteed and is at the homeowner's discretion.
- Wi-Fi uptime, speed, or reliability is not guaranteed. No refund is provided for outages of power, water, gas, sewerage, telephone, or internet services due to external factors.
- Promptly notify AiTSBR of the need for replacement or repairs to any stove, smoke detector, appliance, or fixture, or any other problems.
Safety and Emergency Information
- Promptly notify AiTSBR of the need for replacement or repairs to any stove, smoke detector, appliance, or fixture, or any problems with the Property.
- AiTSBR does not accept liability for delays or inability to book due to supply stoppages, weather, road closures, natural disasters, construction, government orders, pandemics, illnesses, infestations, water conditions, pollution, or other reasons beyond their control.
- The guest assumes risk from uncontrollable animal exposure (examples: shark, jellyfish, stingrays, cats, dogs, fleas, bed bugs, mosquitoes, bats, ducks, geese, swan, mice, rats, possums, raccoons, foxes, wild or domestic animals).
- No refunds for delays or cancellations due to such conditions. Exceptions may allow rescheduling or guest credits with proper documentation and host approval at AiTSBR's discretion.
- Indemnification: To the fullest extent permitted by law, guests will indemnify and hold harmless Ass in the Sand Beach Rentals, LLC, and related parties for injury, death, property damage, or other claims resulting from acts, omissions, golf cart use, or use of the rental property. Guests will defend and bear all costs of any related actions or proceedings.
Other Critical Details
- Sleeps up to 13 guests (using sleeper sofa; 11 comfortably).
- All guest rules, regulations, and policies form a binding contract upon reservation and must be strictly adhered to during your stay.
